As we move further into Q1, the data shows steady momentum building across both Anchorage and the Mat-Su Valley.

Anchorage

  • Average Days on Market: 34 days

  • Average Sold Price: $527,668

  • Available Listings: 97

Mat-Su Valley

  • Average Days on Market: 51 days

  • Average Sold Price: $443,417

  • Available Listings: 72

February is the window before peak competition. Buyers can still benefit from less competition, while sellers can get ahead of the spring surge and capture early demand.

February Featured Recipe

Dark Chocolate Raspberry Oat Bars

A cozy Alaska-winter treat that’s perfect with coffee or warmed vanilla ice cream.

Ingredients

For the oat base & crumble:

  • 1 cup unsalted butter, melted

  • ¾ cup brown sugar

  • ½ cup old-fashioned oats

  • 1 ½ cups all-purpose flour

  • ½ teaspoon baking soda

  • ½ teaspoon salt

  • 1 teaspoon vanilla extract

For the filling:

  • ¾ cup raspberry preserves

  • ½ cup dark chocolate chips (60–70% cacao works beautifully)

Instructions

  1. Preheat oven to 350°F and line an 8x8 or 9x9 pan with parchment paper.

  2. Mix melted butter and brown sugar. Stir in oats, flour, baking soda, and salt until crumbly.

  3. Press two-thirds of the mixture into the prepared pan.

  4. Spread raspberry preserves over the crust and sprinkle with dark chocolate chips.

  5. Top with remaining crumble and bake for 30–35 minutes, until golden.

  6. Let cool completely before slicing.

Pro tip: Warm slightly and serve with vanilla ice cream or a hot cup of coffee.
